Q:Why is it so important to be prequalified?   

A: It is extremely important to be prequalified; it is the very first thing that you should do after you have obtained an Agent

    to represent you as the Buyer.  Prequalification enables you to both know and understand exactly what you can and

    can't do as far as your home search is concerned. It provides you with the peace of mind, knowing what your monthly

    payments will be, how much home you can afford, possible rates, and so much more. We highly recommend that you

    are prequalified before you even look at your first home.


 

Q:  What do I need to do to get started with your services and programs?

Q: Why are your services free?  What's the catch?

A: There is No "catch" whatsoever; the Buyers Agent is always paid directly by the Builder and/or Seller.
    This enables you as the Buyer to take complete advantage of being represented by a Licensed Real
     Estate Professional absolutely FREE. All Services For Buyers Is 100% Guaranteed FREE.
    Please Note: Certain circumstances outside of the normal procedures of buying a home may incur a fee; such as credit 
                         improvement, the need to be appointed an exclusive agent to meet unusual time lines, certain rentals/leases, and
                         other types of programs.  This will be discussed in full detail for those who may meet this criteria.
A: ($0) As far as our services are concerned, you dont need any money to get started.  However, you will need funds and have to 
    meet certain criteria in order to qualify for your loan, make a deposit, pay for closing costs, credit improvements, or rentals/leases.

Q: What if I want to build with a builder that is not listed on the site?
A: We will be happy to assist you with any residential home you may be interested in.  In addition, if you would like to

Q: What if I need to sell my home? Can you help me?

A:  Yes, we can assist you with all of your real estate needs; buying, selling, renting, leasing, refinancing, remodeling, 

      and/or rehabbing.  Whatever you need, we are here to assist you.


Q: What makes your services different or better?  Why should I hire you?

A: Customer Service is not a thing of the past when it comes to us.  We are 100% Customer Driven and we go out of our

    way to make sure that your are taken care of.  Mediocrity is not ok and we never just settle.  It is our minimum standard

    to go above and beyond all of your expectaions. In addition, we make it a point to be involved with you and the transaction

    from the beginining to the end and have absolutely no problem being hands-on if you feel it is necessary.  We are closely involved  

    with all parties that are a contributing factor to your file closing; this includes, Agents/ Realtors, Builders Agent, Lenders/ Banks,

    Title Company/Agent, Insurance Agent, Home Inspectors, Appraisers, and all other contributing factors.  Furthermore we are well

    educated in the factors that enable Real Estate to function which include financing and lending programs and the ability to

    understand Credit; the ability to understand and implement strategies and techniques with both financing and credit (second to

    customer service) is the most powerful contribution to you and your transaction.  We dont just "sell" homes, We Get Them Closed!

Q: Do you actually work for all the builders listed on the site?

A: Very good question.  No, we do not work for any builders listed on the site or otherwise.  The Builder in your case as

    the Buyer would be considered the Seller.  The Builder (Seller) has agents or representatives that are usually on site

    that is there to represent the Builder (Seller).  We on the other hand; in your case as the Buyer would be representing

    You (not the Builder/Seller) as your Buyers Agent.  So, we don't work "for" or represent the Builders, but we do work

    "with" or negotiate with the Builder on your behalf in order to get you the best deal possible and make sure you are

    protected in the transaction. In addition, please review the Disclaimer posted in the Privacy Policy and/or read the information

    located in the footer of each page on the site.


Q: Doesn't the price of the home increase if I hire a real estate agent or realtor?

A:  Absolutely Not!  This is unfortunately a very common misconception and misunderstanding of real estate basics.

     It would be unethical and dishonest to promote a service to Buyers as being Free if this were the case.  The price of

     the home you are interested in will not increase just because you decide to protect yourself in the transaction by hiring

     a Real Estate Agent or Realtor.  The price is the price with or without the Agent or Realtor, which means you will be

     paying the same price for the home regardless; so why would you not take advantage of FREE Representation to

     protect yourself?  Most Builders/Sellers promote and encourage the use of a Buyer's Agent or Realtor.


Q: If your services are free then how do you get paid?

A: Good Question.  We are paid directly from the Seller.  You are not charged for our services.  When you purchase your

     New Home, the Seller then pays us a pre-determined and/or negotiated fee.  Basically, the Seller pays for you as the

     Buyer to receive FREE Representation by a Licensed Real Estate Professional.

Q: I thought that builders already have agents on site to help customers.

A: Yes, this is true; Builders usually have agents on site (that represent the Builder only) to assist you as the Buyer.

    This Agent represents and negotiates on behalf of the Builder, not for you as the Buyer.  Please understand; it is ok

     to work with a Builders Agent if that is your choice, but be advised the Builders Agent ultimately works for, represents,

     and negotiates on behalf of and in the best interest of the Builder ONLY.  It would be wise to consider hiring your own

     Agent to represent you as the Buyer in your transaction.  Especially when our service is FREE.


Q: I really want a new home but I just don't understand the process.

A: This is no problem at all. Contact Us directly and schedule an appointment and we will be more than happy to assist

     you however we can.


Q: Why can't I just represent myself and do my own negotiating?

A: The blunt answer is you can, we just don't advise or recommend it.  One common mistake Buyers make, is assuming

     that they will be able to negotiate pricing and terms because they do not have an Agent representing them.  This is

     simply not true.  If you want to be fully protected in the transaction, receive the best negotiation possible, and 

     ultimately get the best deal possible, then you need the assistance of a Licensed Real Estate Professional representing

     you as the Buyer.  In addition, its FREE, why would you not take advantage of a FREE Service?
